Do not rent from Barbara Canavan Realty. Right off the bat something seemed off. Pets were considered on a case by case basis. We had a cat, and they told us it was fine to have her. When my wife wanted our cat named in the pet addendum, they told us she wasn't allowed. That it had to be written that way and that it was fine to not put our cat on the lease (why not, in case you want to try and force me to get rid of her later?). There was no military clause in their lease (SCRA is a federal law, wasn't to worried about that but still shady). As soon as you bring up an issue with anything, it becomes a hassle to work with them. Not all maintenance requests get handled in a timely manner (or handled period). They lied to me about being able to get the house and property sprayed for bugs before I moved in. They said that we could get it treated for free once while we lived there, but every time I mentioned it there was some excuse until I just gave up on that front. The house was filthy when we moved in. The carpets seemed like they had never been vacuumed let alone shampooed like our lease required us to do on move out. The cleaners they sent in for move in did not clean. When we told them that, they said they would see about getting someone else sent out there. Never happened, which was fine. We did it ourselves, it was probably better that way. They said they would have the carpets shampooed and treated for fleas since the previous tenants had a pet. That did not happen due to us moving in on a "quick turn around." I'll give it to them. There wasn't much time. But we were responsible for having the carpets cleaned and treated upon move out. Since they did not provide that service in the beginning, they should have paid for it when we moved out. They made me pay an extra months rent to break my lease early for military orders claiming its part of the SCRA even though that is not how it has worked anywhere else I have rented (California, Maryland, and another place in North Carolina with a different agency). Now it's been over a month since we left and still have not been reimbursed for the prorated extra months rent (new tenants moved in during the extra month of rent we had to pay, I feel so sorry for them) nor have I received what I expect to be my entire deposit back because I left that house so much cleaner than I received it (with maintenance issues still unresolved from move in) Worst rental experience I've ever had. Save yourself the hassle and go somewhere else.
If you're looking for someone that is an expert in the Jacksonville area market, Barbara is the one. She represented us as a sellers agent, not an easy task in this market. Very little was selling at the time in our neighborhood that was not a foreclosure.
